Pretty Pretty Princess

Who cares what other people think, be who you want to be , wear what you want to wear and enjoy the little things in life.  

I have a three year old daughter who lives in princess dresses.  Whenever she can put on her princess dress she does.  

This got me thinking, why couldn't I wear a princess dress everywhere I go, oh yeah that's right, because it's not professional and most people would think I'm crazy! 

This brings me back to my daughter and how she doesn't care what anyone thinks and she will wear whatever she wants when she wants. 

Maybe we should think the same way.  Maybe we shouldn't care so much about what other people think and wear what makes us happy and if we think it looks good then great!

Thinking outside the REALTOR® Box!

I am currently working with a fabulous Buyer, Zach Karl.  We listed his home last week in Thornton, CO and had 50 showings and 12 offers.  We are currently under contract on this home and now we are on to find his new Loft in Downtown Denver. Zach is looking to make Downtown his home not only because he works downtown but he also has a passion and interest for all things creative, from graphic design to writing music.  He spends most of his free time pursuing artistic endeavors which is why he is searching for a historic loft. 

The current real estate market in Denver is very challenging as our inventory is at an all time low and there are more Buyer's than there are properties.  We have a bigger challenge and that is finding a "True Historic Loft" in Downtown Denver.  

This has gotten me to start thinking outside the REALTOR®box and to start marketing by Buyers similar to how we market our listings.  When you have to compete for the Seller's attention and why that Seller should choose your offer over 12 or more offers you need to have a good story.  It's not only about writing a letter to the Seller telling why you want the property but it's also about telling the Seller and the community why you should be living there and what you have to offer.  This is your time to tell your "WHY" for buying your next home!

My Why...

I live, sleep and breath real estate and love being an entrepreneur.  I have been in the real estate industry since 1998 and my father has been in it since 1983.  You could say it runs in the blood.  I remember as a kid we would go by our rental properties to check on them and collect rent.  I now have several rental properties of my own and I have purchased seven properties in my lifetime.  My first home purchase was when I was 23 years old, it was a new build townhome in Northglenn, 3000 E 112th Ave #76.  What a great first place.      

I also love business and being an entrepreneur.  I love marketing, negotiating, sales but most of all I love working with people.  Again, this runs in my blood as my father was an entrepreneur too.  He owned several business in my lifetime and I helped him run those businesses as a kid and also as an adult.  My most fond memory is the bowling business.  My father owned a bowling business, Paramount Lanes and I helped him run that business.  I spend many of my summers there helping in the nursery, in the snack bar making food and behind the front counter giving out shoes and taking them back and spraying them with the antibacterial spray...Yuck!  I also helped behind the lanes getting stuck pins and bowling balls.  I know a lot about bowling and definitely know how to bowl and have a great form.  "Through the hair"  I always say!  

Through these entrepreneurial experiences it has helped me grow and learn about business and people.  It has taught me to listen, be compassionate and never stop learning.  It has also taught me to be strong and be confident.   As my dad would always say..."Shake their hand like you mean it".  That always sticks in my head and I have received so many complements because of it.   

My why for what I do is simply this.  I believe that homeownership and real estate investing is important and can help secure your financial future,  I also believe that being an entrepreneur helps to secure your future as well as you are building your personal and your families wealth. I am working to build my assets, my assets then make money, that money then buys more assets. That money is now working for me and I am not working for the money.  

The way I am able to to do this is by building great relationships and offering my services and extensive knowledge of homeownership and how to buy and sell a home.  This is why I am a REALTOR®.

Treat your mature business like a Startup.

Even though I have been in business since 2000 I still consider myself and my business like a startup.  Technology, people and new innovations are always changing and you have to make sure you always stay on top of them.  

I recently purchased a Colorado longboard company and found myself calling it a startup but It has been around since 2008.  It never got to really see the market and it had so much potential.  My husband, Jay Modglin and I decided to buy this company because we love business and new challenges.  We saw the potential to grow this company but we also saw that it is part of a cool creative culture and we were excited to be a part of it. 

We never longboarded but I been snowboarding for over 20 years, Jay used to surf and snowboard and we both skateboarded when we were kids.  So we thought how hard could it be!  So we decided to purchase the company and then started to learn how to longboard.  Surprisingly we jumped on and picked it up right away. 

So this brings me back to my post about treating your mature business like a startup.  Maybe you should always consider your business like a startup so you are always looking for what is new and innovative for your business.  If you keep doing the same thing the same way it may not get you infront of anyone new.  

Time is never wasted when absorbing, reading and learning about the world outside of your own market.  Remaining curious and devoting time weekly to expand your own perspective can pay off for your business.  You never innovate examining your own category and what your competitors are doing.  Push yourself outside your market comfort zone to inspire fresh thinking and new ideas. 

I sell and personally invest in real estate full time and I love what I do.  Purchasing this new Longboard company made me realize that I needed to look at my real estate business like a startup and make sure I am new and innovative all the time.  

So I have recently started this blog and looking to meet new and innovative people through it.

Go and be a startup again but don't forgot to also be a mature business and act like you've made it!

2015 Presenting Sponsor for Colorado Bobcats Youth Basketball

I am proud to announce that my Brokerage Modglin Real Estate Group is the 2015 Presenting Sponsor for the Colorado Bobcats youth basketball team.

Last year we had the pleasure of being the Presenting sponsor for this new team.  Additionally, we had the opportunity get to know this team and their families as it was our first year as their Presenting sponsor.  I am so proud of this team!  These kids work so hard and have so many games throughout the season.  For the 2014 season they played 94 games and they won 55 of them.  These kids are amazing atheletes, do well in school and always make sure to have fun!  

I would also like to acknowledge the Bobcat's coaches, Sean Burrow and Jason Buzard.  These two coaches are so inspiring to the team and they make sure the kids know it's not always about winning but about having fun, learning and growing.  Like the great Napoleon Hill once said " What the mind can conceive, one can achieve".  

In my life and business I make sure I am always learning, growing and having fun and I make sure to surround myself with the people who have the same goals and ambitions I do.  This is why I enjoy sponsoring this team!
