Where did September go? Seems like just yesterday we were dealing with high heat days and wearing shorts around town, oh wait that was just last week! The joys about fall in Colorado is that is just one night appears on your doorstep. You feel the nights start to feel a little cooler and the morning require a light jacket but then you blink your eyes and one day you are bundled from head to toe and realize the changing of seasons is upon us. Did you make it up to the mountains to see the changing of the colors? Might be the last weekend to do so, the mountains are already seeing a lot of snow!

 

October is always a fun month in our household. Our daughter Reghan really enjoys picking out her costume for Halloween and we as a family like to plan some fun fall adventures. There are tons of great activities for families around Denver, some scary and some not so scary for the different members of your family. Many of these events are running all month so take a look at the list below and see what fun things you and the family can dress up and go to!

 

Colorado’s Coolest Corn Maze – Fri, Sat & Sun through Oct. 30th at Denver Botanic Gardens at Chatfield – buy tickets online

·      This is no small corn maze you will be heading into. When you are arrive at Chatfield get ready to enter the eight-acre corn maze that is one of the most attended mazes in the US. Help Farmer Green collect all his lost animals while enjoying hayrides, food vendors and the Pumpkin Fest where you can get your perfect pumpkin to carve for Halloween.

 

Trick-Or-Treat Street – Oct. 28-30th from 9am-6pm at Children’s Museum of Denver at Marsico Campus – check website for prices

·      For three whole days the museum will host costumed kids and adults as they collect goodies, create Halloween crafts, parade from one Treat House to the next and play carnival games.

 

Boo at the Zoo – Oct. 22-23rd & Oct. 29-30th at the Denver Zoo – Adults: $17 / Kids over 2: $12

·      What better way to enjoy a little trick-or-treating then parading around the zoo with all the amazing animals? With over 20 goodie stations, creepy crawly animal demonstrations and other entertainment, this is sure to be a fun time for the whole family.

·      If you want to go to the “scariest haunted attraction in the US” according to Fangoria Magazine, then this is the place for you. Prepare yourself for a good scare as you will interact with ghostly beings and other creatures sure to make your scream.

 

Glow at the Gardens – Oct. 19-20th & Oct. 26-27th at Denver Botanic Gardens – buy tickets online

·      Sure to be a spooky yet beautiful sight, the Denver Botanic Gardens will light up the garden with luminaria-lined pathways that lead to elaborate pumpkin displays.

 

Denver Zombie Crawl – Oct. 22nd at 16th Street Mall

·      Prepare to run into a few thousand zombies if you head downtown for the famous Zombie Crawl on October 22nd. Denverites really love zombies and you won’t be disappointed by the costumes and make-up that makes you feel like you are on the set of “Walking Dead”.

 

There are so many great events to attend this month for the family. Before going to anything make sure to read about the event to know if it is appropriate for your kids and if you think your kids could handle how scary some of these activities boast to be. Fun & Football – What To Do on Game Day

 

I like to jokingly say that I know when football season arrives because the men of Denver disappear on Sunday’s to watch their football games from the morning hours into the evening. Not all men are like this, but the amount of friends I have heard say this always has me laughing. I know I can go get a lot done on Sundays because the stores always seem to be a little less crowded!

 

Now don’t get me wrong, as a woman I enjoy a good football game too! I have female friends who are in fantasy football leagues, who participate in weekly football activities, are diehard tailgating fans or even have a regular bar you can find them in every Sunday. And sometimes even our young daughter gets into the game spirit with her dad and I. When we get the whole family involved in game day we make sure to have lots of fun things to do before the game whether we are at home or at the stadium. I know other people are always looking for fun ideas when it comes to pre-game activities so I decided to put together a list of fun things you can do with everyone on game day:

 

At Home Fun –

·      If there is one thing that is a must when it comes to watching football at home, you must have a good selection of food and drinks! I like to look up good dip recipes or fun football themed food recipes to make for game day. Another fun thing is to stock the fridge with different local brews from around Colorado and for those who are looking for a non-alcoholic drink, sometimes have fun bottled root beer or Italian soda makes for a fun time.

·      Make football games/activities everyone will enjoy during commercials and halftime. Pin the football in the field goal, a football throwing competition with hanging hula-hoops, a cupcake decoration station stocked with everything Broncos or a sing-making-station to cheer on the boys in orange and blue.

 

At the Stadium –

·      Tailgating is always a must if you head to a Broncos game! The stadium encourages patrons of both teams to enjoy this pre-game festivity full of lots of laughter and activities and good food. If you are planning to bring a vehicle and want a prime spot to set up shop, make sure to get there early because it is first come first serve and the lines are always long on game day. Kids will enjoy face-painting, outdoor inflatables and sign making along with visits from the Broncos mascot!

·      If you are a big football fan, make sure to try and get in for the stadium tour of Sports Authority which will take you behind the scenes and into many parts of the stadium only few and far between get to see.

·      Pick out a fun outfit for game day! If you didn’t know, there are quite the characters at Broncos games and you want to be part of that group routing your team on adorned in blue and orange.

 

It is a big year for the Broncos so make sure to support them on game day whether that be from the comfort of your couch or from the seats in the stadium!

The Importance of Having a Good Presence on Your Social Media Pages

 

I have always told people, if you can’t market yourself well, how can you market someone’s home to sell? In the working world today there is no getting around the very evident fact that every company, whether corporate or independent, realizes the importance of a strong presence on social media outlets. Our world today thrives in an online world where people go to learn about products, review different items and find out more information on just about anything their heart desires.

 

As a real estate agent, I know how imperative it is for me to have a large presence on my different social media pages because that one way I can acquire more clients and also a way I can keep updated on my past and current clients. Every week I post blogs, write little snippets about current projects or post pictures of my family and the fun adventures we like to go on together. I try not to overwhelm my real estate pages with lots of real estate information because I know my clients will not want to read through all of that. My goal is to post certain articles and advice that I know is easy to read through and might offer some help to my real estate clients out there.

 

One thing I think is imperative when it comes to figuring out your social media pages is to also set aside a certain amount of time everyday to do so because if you don’t, you will find yourself spending more time that you had hoped poking around on social media when you could be working. It is something all of us are guilty in doing, we start to write a post on our work page and the next thing we know we are three profiles deep on our personal page looking at our high school friend’s little cousin’s page reading about the rescue of their poor dog Sandy. Next thing you know, an hour has passed and your two posts were long done with 45 minutes ago! As an agent, it is so important to time out your day so you really do spend the right amount of time working on your affirmations and leads and clients and not spending time getting lost on the internet.

 

Finding the best posts for you and your clients that will bring the greatest viewing is something you have to figure out as you continue to grow as an agent. One thing I did was read Joe Pulizzi’s book Content Marketing Institute which talked a lot about the best way to use your social media pages to further grow your business. Another great article I read was http://www.socialmediatoday.com/marketing/10-expert-social-media-marketing-tips-2016 which played on some key points such as the importance of video content on your page, ability for your social media to be mobile is imperative, that you don’t need to do everything on your page and that content is still king so you better make sure you are good at it or hire someone who is good at it to help you grow your business.

Why Using a Realtor for New Construction is Imperative

 

As all you homebuyer’s know, buying a home is quite the undertaking. From the day you decide to get in the market to the day you start looking to the day you make an offer and are accepted, the process can be a nerve-racking one. If that wasn’t tough enough, what if you are one of the many people in Denver looking to buy a new build home in this market that is becoming a more frequent thing due to the amount of new builds popping up. There is something really exciting about buying a brand new home, getting to have say in what goes into the house, getting to picture what it will look like when it is complete, literally building from the ground up, all of these things can make any buyer look to new builds.

 

One of the words of advice I tell everyone when looking to buy a new build is to get yourself an agent and a good agent at that. Be sure you get an agent who has experience in new construction. It is so important to have an agent who is going to represent your best interests if any issues arise from how to make the best offer to making choices that can affect your home’s resale value. Also, make sure to get an experienced agent who isn’t affiliated with the builder, you want to just be sure that when it comes to getting what you want, the agent will only be focused on what is best for you.

 

When you hire a great agent they will help you with the whole process from start to finish like making sure you get everything in writing. It is imperative that you have all the details spelled out a-z when working on a new build from the agreed upon purchase price to what the home will be like when it is finished.

 

Remember when you are out looking at models of homes, that what you see isn’t exactly what you might get. Model home usually use a mix of materials and fixtures so when making your rounds make sure to inquire about what is available in your price range. And once you have all of that sorted out, make sure you get a guarantee from the builder when a completion date, again, in writing.

 

Don’t think to pass up getting your new build inspected once it is finished, new homes can have problems too! For example, make sure to get a sewer scope and test for radon (yes new builds especially new to be tested for radon!). Many builders will allow buyers to conduct an independent inspection and agree to fix anything that is not up to code compliance.

 

One thing I recommend to my new build clients is to check with the city to see what might be in store for the surrounding area. New builds can be in already established neighborhoods but many times, they can be out on new areas of land. Also do your research into the homeowners associations that are in the area because these could impact your potential new build.
